Your equity is the sale price minus the remaining mortgage balance. The buyer covers that difference with cash, or cash and approved secondary financing. Your proceeds are paid through closing, after transaction costs and any other amounts due.
A release of liability and restoration of VA entitlement are different things. Your entitlement can remain tied to the loan if the buyer does not substitute eligible entitlement. We explain your options and confirm the requirements before you commit.
Many assumptions take 45–90 days, and some take longer. Every servicer is different. We explain the likely process and keep pushing the file forward; the servicer controls approval and timing.
